LOCATION

El Segundo is the highly sought after submarket in the South Bay region of Los Angeles County. It is bordererd on the north and south by LAX International Airport and Manhattan Beach, and on the west and east by the Pacific Ocean and Aviation Boulevard. It is the first of the beachfront communities of the South Bay that include El Segundo, Manhattan Beach, Hermosa Beach and Redondo Beach and is accessed by the major artery of Pacific Coast Highway (Highway 1). The Beach Cities enjoy year-round perfect weather and an abundance of amenities and outdoor activities.

TRANSPORTATION

El Segundo has the distinct advantage of being immediately adjacent to LAX International Airport, making it an ideal headquarters location for national and international businesses. Two major freeways service the area, the I-105 running east/west and the I-405 running north/south. The City of Los Angeles is currently investing billions of dollars into a world-class transit system, which includes several rail based systems. El Segundo benefits from four Metro Green Line light rail stations running through the business district, with a future connection to the regional system currently underway. Amtrak also offers a bus stop at the Douglas station that transports passengers to various Amtrak train stations.

What also makes El Segundo so interesting is its very limited residential area concentrated west of Pacific Coast Highway. The total residential population tops out at 17,000, but the workforce population adds another 70,000 people during the weekdays. The residential area, which includes Main Street, has aptly been nicknamed “Mayberry by the Sea” for its small town charm.
